HagaBlue was the final investment of Mengus 2011 and a great contribution to the portfolio. The property was 65% vacant at acquisition and such leasing potential suits Mengus perfectly. The property was fully let in less than two years to a number of strong tenants including Diskrimineringsombudsmannen, Risenta and Thermo-Calc Software.

Constructed in 2002 by Skanska and comprising 10,200 sqm lettable area (plus garage), HagaBlue offers high-quality premises with outstanding specifications and architectural appeal. Recent refurbishments further increase the attractiveness of the property. HagaBlue offers large open floor plates with high floor-to-ceiling heights. Moreover, the office premises are modern, light and flexible with striking light transmission provided by large windows and open-air terraces. Tenants on the top three floors have access to the outdoor terraces, ensuring a natural access to fresh air and an attractive view.

The property is attractively located in Haga, Solna, next to the E4 motorway. Haga is rapidly developing into one of the most vibrant business areas in Stockholm and a new subway line is coming to the sub-market in a few years which will further strengthen the offering to the tenants.

HagaBlue was divested fully-let to DNB Scandinavian Property Fund in January 2018.
