On acquisition in 2013, Fleming 7 was partly vacant and otherwise let during post-Lehman crises periods. The two upper, rooftop floors, added by Mengus in 2017, along with extensive refurbishment projects of various sorts on the original building, repositioned Fleming 7 to par with CBD prime properties, both in terms of rents and yield. Fleming 7 became multi-let to a mix of strong domestic and international companies such as FAR and Quesada.
